  • I Need To Sell My House Fast In the GTA – What Are My Options?

“What Are My Options To Sell My House Fast In The Greater Toronto Area?”

Homeowners in the GTA who need to sell their home quickly need to know what their options are…

If you own a home and you’re thinking, wondering, “I need to sell my house fast in the GTA” this blog post is a quick tutorial on your available options, and how you decide which option is right for you.

The speed of selling your home comes down to three main factors:

    1. How long you’re willing to take to sell your house
    2. How much you’re willing to spend to sell your house
    3. How much you’re asking for your house

Option #1: What Is Your Timeline?

The first factor is: how long are you willing to take to sell your house? Most people think of selling their home the traditional way, by listing through an agent. This method of selling can take 2 to 6 months (sometimes longer, depending on market conditions). So if you have a lot of time and are not in any rush, this might be a good option for you.

However, many homeowners don’t want to wait that long. Usually people sell because they need to move and they don’t always have 2 to 6 months (or longer) to wait for a sale. So there is another option, and that is to bypass the agent and sell directly to a home buyer.

If you’re in a hurry and want to sell your house right away, let us know. We can help! Just click here to fill out this form or call us at (647) 848-7790

Option #2: How Much Do You Want To Spend?

Most people are surprised by this question because they don’t realize that they have to spend money to sell their house but if you sell the traditional way, there are two times that you have to spend money: before you list, when you renovate your property to get it ready to sell; and after you sell, when you pay your real estate agent a commission for selling the property. Both of these can costs THOUSANDS of dollars.

Not all homeowners are comfortable SPENDING all that money in order to SELL their house. If you’re a homeowner who would prefer to keep more in your pocket, you have another option: you can sell your house direct to a homebuyer like us at GTA House Buyers. We buy houses as-is and take care of all costs (and there are no fees or commissions).

    Option #3: Selling Price

Some homeowners believe that the market price for their house will be high, so they’re willing to wait and gamble and see if a buyer will purchase it for that price. When a buyer is eventually found, they MIGHT offer more, the same, or less than the asking price.

But not all homeowners like the “unknown” of this gamble. They don’t want to wait months in the hopes that someone will offer what they’re asking. They subscribe to the saying, “a bird in the hand is worth two in the bush”, meaning that they’d rather work with a home buyer – even one who might offer less than a market price – in order to know EXACTLY how much they can get for their house right this very instant.

If you’re a homeowner and you’re wondering, “What are my options to sell my house fast in the GTA?” then it really comes down to these 3 factors that will determine whether you’re willing to list or to sell right now.

If you need to sell your Greater Toronto Area house fast, we’d love to make you an offer. Give us a call at (647) 848-7790 or click here now to fill out the form.

who are the people who buy homes for cash in Toronto ON
Who are those “people who buy homes for cash in Toronto” anyway? This article walks you through finding cash buyers here locally…
You’ve seen the “we buy houses in Toronto” and “cash for houses” signs all around town when you’re driving around… even in other cities across ON… so who are these people who buy homes for cash in Toronto ON?  Are they legit? How does it work?  Who should I trust?

Selling Fast: Who Are The People Who Buy Homes for Cash in the Toronto area?

Selling your home in today’s real estate market, isn’t always the easiest thing to do.

If you need to sell fast due to divorce, job loss, pressures of relocation, or any other of life’s tribulations, this process can be especially formidable.

Luckily, there are ways for you as a local Toronto area home seller to win! Selling to a cash home buyer can get you the cash that you need fast, while also taking your property off your hands so you can move on with your life.

Usually it will also relieve any pressures of repairs so you can sell your Toronto area home as-is. Selling your house to the perfect cash buyer can be a quick and easy process.

First ask yourself, Who are the cash home buyers in Toronto ON?

Cash buyers will usually be investors (some locally based, like us here at GTA House Buyers… and some based out of town) whose goal is to create win-win situations and help homeowners like yourself.

Quick Tips to Remember When Looking For A Reputable Local Toronto Cash Home Buyer

    • Price it right
    • Be honest
    • Be flexible

Price it right – When selling to a cash home buyer in Toronto, keep in mind that they’re buying with cash, instead of using bank financing… and they can close very quickly.  We can buy your house in as little as five days from today if you wanted to sell that quickly… rather than waiting 30 days to 9 months to sell your house the traditional “listing agent” route. This means that a professional house buyer won’t be able to pay as much as a retail buyer (someone living in the house) would.

This also means that you’re getting a quick/ hassle free sale and cash in your pocket so you can move on with your life! Check out this article on pricing your home to sell.  So don’t go into the process with expectations of getting the same price on a quick cash sale that closes in a matter of days or weeks that you’d get with an agent listing your house to find the ideal retail buyer for months and months and months.

Also consider in your pricing the fact that local cash home buyers like us here at GTA House Buyers don’t charge any fees or commissions.  So consider that a savings right there!

Be honest – Always tell the truth when giving descriptions of repairs and values. An experienced cash buyer will do their homework, so tarnishing a relationship and potentially hindering a sale in the name of saving a few bucks, is never worth it. Just be honest with your buyer and they will work with you.

Be flexible – Cash home buyers in Toronto can often come up with creative solutions to your problems. Be flexible, and willing to share and listen to make the best of your situation.

Sometimes after talking to many local Toronto area house sellers we’ll find out that there are other options that make a lot more sense for them… rather than us buying their house. So, be flexible coming in and we’ll let you know what we feel are the best options for your situation. If it means us buying your house in a win-win transaction… great! If it means you selling your house another way (or even finding a way to stay in your house)… great! We have also given many loans to help people get out out of tough situations.

All we care is that you’re taken care of in the process. That’s how we win so many long-term fans of GTA House Buyers who end up referring their friends and family our way when they need to sell their Toronto area houses fast too.

The bottom line is, regardless of how daunting the task of selling your home may appear, sometimes all it takes is finding out who are the best people who buy homes for cash in Toronto ON.

  • 4 Ways How To Deal With Problem Tenants In The GTA

How To Deal With Problem Tenants In The GTA
How To Deal With Problem Tenants In The Toronto Area?

Are you a landlord with problem tenants? You’re not alone. Many landlords find out the hard way that they have frustrating tenants in one of their rental properties. In this article, we’re sharing 4 ways how to deal with problem tenants in Toronto and in the Greater Toronto Area.

If you own a rental property, sooner or later you’re going to deal with a frustrating tenant in one of your properties. Maybe they trashed the property, maybe they never pay rent on time, maybe there are too many people living there, maybe they just call you for every little thing. No matter what the situation, tenants like that will eventually rent your property. Here are 4 ways to deal with a frustrating tenant in Toronto when it happens it to you.

Try to convince or negotiate with your tenants

You can try to reason with your tenants and explain that you provide a service so they need to pay and treat the house properly. Perhaps your tenants don’t realize they are inconveniencing you or maybe they’re not paying because they need a different payment schedule (such as weekly instead of monthly).

    Evict your tenants

Evicting tenants can be tricky and even legally complicated but it’s an option for you. Laws often favor tenants over landlords so you might have an uphill battle but in the long run it could be worth the effort to get them out of your property and instead get someone into your property who is a better tenant.

    Explore other legal options

In some situations, you may be able to explore other legal options, from suing your tenants to getting their wages garnished. It all depends on the situation and the laws governing that situation. Of course, you may need to work with a high priced paralegal to do this but sometimes it’s worth the expense just to get a problem tenant out of your rental property.

    Sell your property

If your tenants are a real hassle and causing you a lot of stress and expense, then you can always sell your property. In fact, a lot of rental property owners that sell to us do so because of the frustrations they face dealing with tenants. Depending on who you sell to, you may not even need to evict your tenant first (for example, in many cases, we just buy and evict for you). For rental property owners with family living in the rental, this is an ideal solution.

If you want to sell your rental property to us and finally get rid of the hassles and headaches, then get in touch and let us know about the property so we can make you an offer. Click here now to fill out the form or call our team at (647) 848-7790.

  • Who Are The Real Estate Agents That Will Buy Your Home In The Toronto Area?

Home ownership just isn’t what it was in the 1950’s.

In the past, people would buy a home and live there for the rest of their lives, often passing it on to their family. Things have changed. Many first-time homebuyers are going into it with the attitude that they’ll sell when it’s time for a change. If you’re looking to sell your house, you could be frustrated.

Despite the market trends in Toronto slowly shifting, it’s still very much a buyer’s market. With so much property available, you could find yourself waiting months or longer to get a fair price on your home.

So You Want Real Estate Agents That Will Buy Your Home?

Also ask yourself, do you want a professional real estate investor who will buy your home now? Or do you want a real estate agent who will attempt to sell your house for a couple months but also give you a guarantee that they’ll buy your house if they can’t sell it?

We find that most homeowners just want a real estate investor like GTA House Buyers to buy your house from you.

These independent investors typically purchase homes, repair them, and then use them to generate income; either as rental units or sell them for a profit. The Greater Toronto Area has numerous reputable and trusted real estate investors who will help you sell your home quickly.

Selling your house to an investor is relatively simple.

You provide him or her with information about your home and personal situation.

The investor will then inspect the home and determine a fair value, taking into account necessary repairs, and make an offer. If the offer works for you, you’ll close, and receive the payment for your house in cash… usually within a week if you want to close that fast. Or you can close on the date of your choice months from now.

How Fast Can You Sell Your House To A Local Investor?

real estate agents that will buy your home vs investor
Do you want real estate agents that will buy your home? Or a professional real estate investor?

This process is extremely quick compared to more traditional methods, often taking just 5-10 days.

If you need to sell your Toronto Ontario home very quickly, with little hassle, selling to a Toronto real estate investor is a great option.

When you work with a real estate investor… there usually aren’t any fees involved, as you don’t have to worry about paying an agent commission, and most often, the investor will cover the closing costs.

While real estate investors are often looking to purchase homes at a discount, allowing them to fix up the house if it needs repairs… then sell the home to another home owner.

The Hidden Costs Of Waiting To Sell Your Toronto House

Many people don’t consider the hidden costs of holding on to a property.

Extra months of mortgage payments, utilities, maintenance costs, and other fees could quickly add up. By selling at a slight discount, you could potentially end up with a larger sum in the long run.

By selling your home to a real estate investor, you’re saving yourself possible months of headache, and you can quickly move on to your new home. You’ll avoid expensive fees, closing costs, and investors will purchase your home as-is, assuming the costs of repairs that you’d have to pay if you were selling via more traditional means. Maybe you do want a real estate agent who will put your house on the market first, but many homeowners prefer to sell privately and discretely and avoid the public hassle. A local reputable investor is probably the answer you’re looking for.

  • How To Sell My House Fast In Toronto and GTA?

[See the video below of a house we bought fast and made the seller very happy.]

How to sell my house fast in the Toronto area?
How to sell my house fast in the Toronto area?

Real estate markets fluctuate — sometimes they are really hot and there are so many buyers that sellers will list a property and it gets snapped up the same day. Sometimes markets are kind of soft, which means a house might stay on a listing for weeks or even months without getting any offers!

Homeowners who are selling their homes in the second kind of market are often surprised and dismayed to discover just how long it can take.

That duration can be disruptive to your life, especially if you have to wait for the sale of your own home in order to buy another home or move to a different city.

Whether you’re choosing to sell your house yourself, or you’re using the services of a real estate agent, here are some tips to help you sell your house as quickly as possible.

Are you asking yourself “How to sell my house fast in the Toronto area?” Here’s how!

    Capture attention

Selling your house is a SALE. And in every sale, you need to start by capturing the attention of potential buyers. This means making your home stand out, or doing something that makes someone stop and look. Sometimes it’s a red-colored door in a neighborhood of bland doors. Maybe it’s a weird price that makes people look twice. Maybe it’s a funny title in a marketing brochure.

    Differentiate from the neighbors

To draw in a potential customer, you should try to make your home memorable. Consider putting colorful designs such as high grade windows, landscaping and even a new roof. These things will improve the look of your house and raise it’s value.

    Remove the clutter

It is crucial to eliminate all the clutter from the house before showing it off. This is because people need to picture themselves in that space. Therefore, you might want to get rid of some furniture to create a larger space, and also removing all your family photos and other personal belongings.

You can hire an expert to clean the clutter on your behalf.

    Sweeten the deal

You want to sell your home faster in Toronto ON? Then learn how to sweeten the deal. You can offer unique terms that will sweeten the pot. For instance, paying the closing costs for your customer. This will attract more attention from those who are hunting for the best house deals in the Toronto area.

    Market your house everywhere

As you promote your house, be sure to market it everywhere you can. Use social media, websites, blogs, video, and anything else you can think of to get the word out about your house. Even if your real estate agent is marketing the property, you should do your own marketing to promote the property too.

Here’s another way to sell your house fast that you might not know about…

Did you know that there are real estate investment companies out there that buy houses for cash?

At GTA House Buyers, that’s what we do! We find properties and buy them for cash… we’ll even buy them as-is and we close very, very quickly (often in as little as a week). Should you take a cash offer for your Toronto house?

    Not always.

I’ll tell you how to sell any property for cash, some reasons to refuse a cash offer – and when you shouldn’t say no.

Sell My House for Cash in Toronto

If you’re selling a property in Toronto to an end buyer (the person living in the home), chances are good it won’t be bought with cash.

Most transactions close with a bank loan, because most buyers don’t have the funds.

    This isn’t news.

Even most investors don’t close transactions with cash. It’s easy to let a bank share the risk, even if you have the money – most investors spread themselves too thin.

At GTA House Buyers we don’t spread ourselves too thin, because our primary goal is to build stable communities around the Toronto area.

In most cases, we’ll pay cash for your Toronto ON property.

The Benefits Of An All Cash Sale Of Your House

The benefits of a cash sale are real:

    • money fast
    • when you need it most

You don’t have to deal with the hassles of waiting months for a buyer to get a mortgage, only to be told that the lender wasn’t satisfied with the conditions at the last minute and you’re back to square one.

You don’t have to list your house with a real estate agent and pay a huge commission.

You don’t have to deal with a lot of people just “kicking the tires” and checking out your property for fun. We don’t waste your time. This is our business.

You don’t need to paint, make repairs, or even clean up. We take properties just as they are. You won’t waste money on junk haulers or contractors.

You don’t need to deal with any paperwork. We have it all covered.

  • Selling A House Privately In Ontario

We live in a world where everyone does everything without expensive expert service providers. People trade stocks without a stockbroker. People create wills and trusts without attorneys. Many even remodel homes without contractors. As independent as everyone is, why wouldn’t you want to look at the benefits of selling a house privately in Ontario?

    Saving Money

    Selling-A-House-Privately-In-Ontario
Are You Considering Selling A House Privately In Ontario?

Agents cost money. It’s that simple. In many cases, it’s a lot of money. A real estate transaction can cost six percent of the final property sales cost. If a property sale price is $500,000, this can cost sellers $30,000. This amount is split between both the buyer’s and seller’s agent.

This is a considerable amount that is taken from the final sale price. If a seller still has high mortgage balances that need to be paid off, eliminating commission costs is a huge advantage. Keep in mind, just because you don’t have an agent as a seller doesn’t mean you can preclude the buyer from having an agent.

Most sellers end up paying between two to three percent to the buyer’s agent in self-represented sales. However, if you are new to real estate sales, the buyer’s agent might try to negotiate a bigger commission because he will most likely be doing work on both ends of the transaction to make up for your lack of experience and understanding.

    Qualified Negotiator

Even though you can’t force the buyer to not have an agent, it doesn’t become negotiating power to say you are more flexible in the price if there is no outside representation. Buyers might feel they are able to negotiate a better price without an agent because they know the amount of savings in the transaction.

Beyond negotiating the sale price, sellers might feel they are more qualified to sell and negotiate the transaction than an agent. Sellers well versed in real estate transactions might be comfortable walking through the process and negotiating items at different points in the process. When a seller is comfortable dealing with a buyer or buyer’s agent, he can save at least two to three percent of the commissions by representing himself.

It is also possible that the transaction is very straightforward. Perhaps it is a new construction or being sold as is and the seller isn’t willing to negotiate on anything. Buyers can come in and make an offer without expectation for repairs or credits. Sellers set with their price and able to provide all disclosures and documents properly might not see a need for agent representation.

    Keeping Things Personal

There are times when a transaction is among well-known parties. Well-known could be family members, close friends or even business partners. In cases like this where everyone is clear who the parties are and what to expect in the sale, there may not be a need to bring on an agent. Of course, there needs to be a lot of trust among all parties in this type of transaction scenario.

Even when parties to a sale know each other, legal sale requirements must be followed. Adhere to all Ontario codes for disclosures and timelines. The last thing you want as a seller representing himself is to find yourself in a legal battle down the road for a property you thought you no longer had any ties to. Follow the rules to avoid legal ramifications and penalties.

If you are unsure about whether or not you should sell your property in Ontario, don’t hesitate to send us a message. We can help you decide whether you should use an agent or sell your property directly! Call today! (647) 848-7790

  • How To Sell Your House In 5 Days In Toronto?

Cash For Houses – How To Sell Your House Fast For Cash In TorontoIt happens for all kinds of reasons: job layoff or relocation, or you are far down the power of sale process and the bank is about to take possession of your house. Whatever the reason, you are now in the position of needing to sell your house fast in Toronto.

You need, then, to find house buyers who have cash to buy your house (not just tire kickers), get them in the door, and then close the deal. Understanding the process and knowing how to get your house sale done will help you.

How To Sell Your House in 5 Days in Toronto

    Title

    how-to-sell-your-house-in-5-days-Toronto
How To Sell Your House In 5 Days In The Toronto Area?

Generally, after locating a solid possibility, people buying a house for cash will want to make sure some kind of purchase-and-sale agreement has been drawn up. Next, they are likely to conduct a title search to make sure the title is clear, with no liens or other encumbrances. If you want to sell in 5 days then there can’t be too many complications with title. If there is a 2nd mortgage with a private lender or if there are liens, then it may take some days just to contact the lender or lien holder and get a response from them. But if there is no mortgage on title or just one mortgage lender, then the purchase and sale can happen very fast.

    Offer

If all these things are in order, the cash buyer will make an offer. A buyer offering cash will feel they have more bargaining power because the sale doesn’t depend on a third-party loan and the inevitable wait. You can always make a counter-offer if the first offer doesn’t suit you.

    Inspection/Appraisal

If an offer is accepted, the person buying a house from you will then want an inspection and possibly an appraisal done to make sure there are no huge problems and that they are getting their money’s worth. This needs to happen in a day or two to keep on schedule for 5 days.

    Close

Since this is a cash deal, you and the buyer can set the closing date for a time convenient for both of you, usually much sooner with a cash deal. You simply show up at your lawyers office with pen and your lawyer will cut you a check on the closing day.

Here are some steps you need take before attempting to sell your house in 5 days.

    Price

Pricing your house right is probably the best step you can take toward making a fast sale for cash because it’s what gets people to consider your house in the first place. If your price is too high then it may sit unsold for a long period. It pays, then, to check out comparable house values in the area and price accordingly.

    As-Is Condition

If you need to sell your house in 5 days, then let’s face it, the presentation of your house probably isn’t your number one priority. That being said, the better your house looks and the better its been maintained, then the higher the price you will get. Cleaning goes a long way to fetch a higher sale price. But repairs, maintenance and cleaning probably aren’t your priorities if you’re on a 5 day schedule.

    Deal Sweeteners

It always pays to sweeten the deal to make it more attractive for buyers. The tried-and-true principle of reciprocity tells us that people are willing to give more (sale price) if they feel they are getting something in return (the deal sweeteners). For example, you could offer to throw in the lawn mower or the snow blower.

If you need to sell your house in 5 days and are looking for someone to buy your house, these tips and steps will help you close a cash deal. But there’s even more you can do to get a better cash offer and expedite the sale.

  • Selling a House During Divorce in Toronto

If you’re going through a difficult divorce and trying to figure out what to do about your unwanted real estate, then keep reading this blog post to give you our best suggestions about selling a house during divorce in Toronto

Divorce can be challenging and emotional. Yet, in the midst of the difficult situation, you might be like other divorcing couples who own a house and are trying to figure out how to go about selling your house while divorcing in Toronto. You’re probably wondering if you should sell your house before or after divorce. Here are our best strategies and ideas to help you navigate the real estate portion of your divorce as carefully and efficiently as possible.

Houses In Divorce Can Be Complicated

Selling a House During Divorce Toronto
Do you have questions about selling a house during divorce in the Greater Toronto area?

During a divorce, the two parties seek to split their assets in half. For some assets are liquid (such as money), it’s very easy to do. For other assets, including real estate, it’s much harder to do because how do you split a house in half? It’s one asset that derives its value from being whole, and it’s usually a structure built on a plot of land, so it’s not going anywhere.

Since cutting the house down the middle isn’t an option, should one party get it or the other? And maybe in some divorces, one party might be invited to take the house only if they can pay for it (which is a massive expense at a time when people rarely want to incur such expenses).

One party may decide to stay in the house, but be very careful when making this decision. Consider if the house is just too big for one party and if it’s too much to maintain. We’ve seen many people make the wrong decision and stay in a house that was too much to maintain and too expensive for just one person. The values of houses become lower if they’re not maintained properly and you may soon be taken over by your debts if you can’t afford your house. Please be careful with your decision to stay in a house after a divorce.

Here’s How To Split The Real Estate Asset

The best way to split the real estate asset is to sell it:

The property itself might have some expenses incurred during the sales process, or there might be outstanding bills, or there might still be a partial outstanding mortgage on the property. So the two divorcing parties should probably just sell the property and direct their lawyers to apply the money earned from the equity to any outstanding debts.

The remaining amount can then be split between each party, with each party getting an agreed-upon percentage (such as 50/50).

But this begs the question — how do you sell the property?

The Fastest Way of Selling a House During Divorce

When it comes time to sell, most people think of selling through a real estate agent. Unfortunately there’s a few problems with this:

    • the agent will make the owners pay out-of-pocket to fix up the property first — but who pays for that?
    • the agent will then list the house, which can take 3-6 months to sell (sometimes longer) — can either party wait that long?
    • the agent will then involve both parties in the negotiation with the buyer and there is A LOT of paperwork to shuffle back and forth

This is a costly and time-consuming way to sell, and it can actually make the divorce proceedings so much worse.

Fortunately, there’s another way to sell and that’s to sell your house to a real estate buying firm (which is what we do here at GTA House Buyers). The real estate buying firm will buy your house quickly, for cash, in as-is condition (and as a bonus, there are never any commissions or fees to pay). • 4 Tips When You Need to Relocate And Can’t Sell Your House in Toronto

Selling Your House When You Need to Relocate in Toronto

It’s not always easy to know how to be successful with a real estate sale, especially when you’re selling your house when you need to relocate in the Toronto area quickly. But there are some tips and suggestions that you can follow when selling your Toronto area house that will lead to a successful sale.

In this post, we will offer some suggestions for putting your house on the market, finding a buyer fast that will be interested in your home, and closing the deal as fast as possible.

4 Tips For When You Need to Relocate And Can’t Sell Your House in Toronto

    1. Beautify Your Home

First, make your house as beautiful and presentable as it can possibly be. When it looks attractive and beautiful to your potential buyers, you won’t have to work as hard at convincing them that it is a great home. When selling your house to buyers, be proud of your house and explain to the buyer why you need to sell quickly. Then they won’t think it is some other nefarious reason. Tell them that due to a job or relationship change, you need to move fast and therefore, you cannot afford to wait to sell.

Creating a sense of urgency for your house may make them more eager to purchase, as long as they know that you are being honest with them about the house.

    2. Offer to help with some of the expenses

Think like the buyer and consider all of the costs they will have to deal with when purchasing your home. Expenses such as property taxes, clean-up costs, or moving expenses, to name a few. When you consider the other expenses outside of the price the buyer will pay for your house, you may be able to strike a deal faster with a buyer.

    3. Lower the price

Do you need to relocate and can't sell your house in the Toronto area?
Do you need to relocate and can’t sell your house in the Toronto area?

When trying to find a buyer in Toronto, compare your home to those in your local real estate market and lower the price to be more competitive. When you don’t ask for too much, you will increase your chances of closing a deal much faster than if you asked for what you would want for your house ideally.

Remember that, if you’re needing to move fast, you cannot afford to sit and wait for your house to sell. Some homes stay on the market for years. If you have a new location that you must move to quick, you’ll have to settle for a little less return on your investment than if you had all the time in the world.

    4. Get to know your buyer

Much of the real estate sales experience has to know with getting to know your buyer. The more you can connect to the buyer, the more likely it is that they will do business with you. In this way, the real estate business is no different than any other business. People are more likely to deal with people they like and whom they trust.

Build credibility with your potential buyer and offer to do something for them that they cannot do for themselves; such as offering them a discount if they purchase within 30 days or offering to have someone babysit their kids while they view the house.

    How We Can Help

If you are preparing to move to a new location and need to sell your house fast, we can help. We know the real estate business from both sides: buying and selling. We can help you figure out how to reach those eager buyers and close your deal fast so you can get on the road to your new location!

  • How To Stop The Bank From Taking Your Home In The Toronto Area

    Stop The Bank From Foreclosing

People fall behind on their mortgages every day. In our latest post, we can help you learn how to stop the bank from taking your home in the Greater Toronto Area!

Foreclosure and Power of Sale can be a difficult and frustrating process. Not only will you lose your house, but you will also lose your pride. It can be difficult for anyone to handle. But what you need to know is that it happens to people all the time. You are not the first person going through it, and you certainly won’t be the last. The good news is, that if you are still in possession of your house, there are some things you can do to stop the banks. But first…

    Why Do Banks Foreclose?

Banks foreclose after multiple missed payments. This can happen to the very best people and for all sorts of reasons. Divorce, job loss, the death of a loved one, family addition, and sudden illness are all common causes of missed payments. The last thing people need in any of these situations is to lose their house on top of everything else they are going through. If you are not able to repay the bank what you own, the bank will get Power of Sale on the property and resell it on the open market in an effort to recoup their money. But it may be in your power to stop the bank from taking your home, so look into the options.

What You Can Do To Stop It

    Find A Buyer… Quickly

When you sell your house, the foreclosure process will stop in its tracks. You can try to find a buyer who can close quickly on your own, or you can call GTA House Buyers, who will always pay you a fair and honest price for your Toronto house. If you sell on your own, to a buyer using financing, the sale could end up taking weeks or months to be finalized, and by then, the bank may have already foreclosed. With a direct sale to GTA House Buyers, you will typically be able to sell your house in only a few short days.

    Short Sale

Although not very common in the Toronto area, if you own more than the house is worth, this could be a good solution for you. A short sale happens when a homeowner and the bank agree to sell the house for less than what is owed. The bank will agree to this if the home has dropped in value and the homeowners aren’t able to make the payments. The bank would rather recoup the majority of what is owed instead of going through the long and lengthy foreclosure process. A short sale will look much better on your credit than a foreclosure will.

    Work Out A Deal

How to stop the bank from taking your home in the Toronto Area? Read on…

When you first realize you are having difficulties making your mortgage payment, give the bank a call first. They would rather work with you then deal with missed payments and foreclosure. Look into loan modification or changing the terms of your loan. You might be able to refinance and lower your payments. If you have missed a few payments, try to set up a payment plan to get back on track. Some lenders will agree to forbearance, forgiving the missed payment and adding it on to the end of your loan term. Before you do anything drastic, talk to the bank first. They are used to dealing with these situations and will likely have a solution to help you.

    File For Bankruptcy

If you file for bankruptcy, the lenders cannot attempt to collect payment until the court allows it. Make sure you choose the right type for your needs, there is the consumer proposal option too. Filing for bankruptcy can have adverse effects on you and your credit for years to come.

  • How To Sell My House Without A Realtor in Toronto?

If you’re looking to sell your house or investment property in the Toronto area without using a realtor, we can help.

Although we do cooperate with brokers, sometimes it’s best to avoid paying someone to be in the middle.

After all, paying 5-6% of the sale of a property in a commission is a lot of money. In certain situations, Ontario brokers and real estate agents can be very useful and earn their commission. But not always.

How To Sell My House Without A Realtor in Toronto?

There are a few ways to avoid paying high commissions in your ON sale.

First, there’s a tricky custom that you’ve gotta know about.

In most sales in Toronto, roughly half of the commission you pay as the seller goes to pay for the buyer’s broker.

    Doesn’t make much sense, right?

Why should you pay for the agent on the other side of the table?

Truthfully, it defies logic – it’s just what’s typically done.

You can use that to your advantage in a few ways.

First, factor in the commissions paid when you’re looking at the comparable sales. If the properties similar to yours sold for prices that included commissions, take that into account.

Don’t underprice your property – be aware that a savvy buyer may expect to take a discount too. If you’re doing the work of one agent, you can expect to save that money.

Sometimes in Toronto, buyers who aren’t represented by an agent won’t remember to negotiate the buyer’s side commission out of the price for themselves, so don’t remind them if you don’t want to pay them. Just don’t be surprised if it comes up during the negotiation.

You may want to consider offering 2.5% to buyer’s agents who will bring their clients to show your property. Sure, it’s a lot of money. If you’re pricing your property including that commission, you can always negotiate a better deal for a purchaser who comes without an agent.

On the other hand, if you don’t leave room for the buyer’s agent’s commission, you’ll be excluding most of the buyers in the market in Toronto.

Over 90% of transactions happen through the MLS – that’s the Multiple Listing Service. It’s the main database that all the brokers in Toronto use to access information for their clients on the houses, condos, land and investment properties for sale, along with data on the sold prices.

Once upon a time, you had to pay a full commission to get your property on the MLS. Now in Toronto, there are a few brokers who will charge you a fee just to list your property on the MLS. Often, you spend some hundreds of dollars and you only pay a commission if the sale closes.

Compared to the cost of a newspaper ad, the MLS is a cheap way to market your property to a very wide audience.

All the major real estate search sites like Realtor.ca, Zoocasa, Remax, etc. get data from the MLS. Chances are good that when you submit your listing in Toronto to the MLS, information on your property will end up on most of the major sites within a few days.

Each of those sites sells ads. They’ve got packages that let you pay to enhance your listing, feature it at the top of the search, and a lot of other bells and whistles that might or might not get an interested buyer to buy your property.

Advertising is a gamble. Sometimes open houses in Toronto ON can be a great way to sell a property, and sometimes they’re a waste of time. Same with newspaper ads, craigslist postings, fancy signs – sometimes they work, and sometimes they don’t.

To effectively sell your property on your own, you have to market it well.

Putting up fliers and signs around your neighborhood can generate some calls, and there’s a lot of free websites where you can post information. But often just putting up flyers and an open house isn’t enough if your house doesn’t appeal to the average home buyer.

In theory, real estate agents charge big commissions because they have to spend a lot of money up front to advertise your property. By advertising lots of properties at once, they expect to get more phone calls – and obviously, they’ll make good profits by selling lots of houses.

Certain properties might require thousands of dollars in advertising expenses before the right buyer happens to see the ad and call.

  • How To Get Rid Of A Bad Tenant In Toronto

Owning a rental property is an excellent way to generate extra income for you and your family. However, if you are faced with bad tenants, your wonderful investment can quickly turn into a nightmare! In our latest post, we will provide you with our favorite tips for how to get rid of a bad tenant!

Do own a rental in Toronto or elsewhere in Ontario? Are you sick and tired of dealing with tenants who aren’t on time with rent or who are destructive to the property? If you have ever experienced a tenant like this, you’ll know it can quickly make you regret owning the rental in the first place! Usually, problems can be remedied on your own, without having to involve outside parties.

How to Get Rid Of A Bad Tenant In The Toronto Area

    Try To Be Understanding

While you should treat your investment(s) like a business, there is a time and place to be human. Sometimes good people find themselves in a tough situation. If an otherwise wonderful, long-term tenant is late on rent, you don’t necessarily have to evoke the highest penalty outlined in the lease. If you have an excellent renter with only one minor infraction, it is best to overlook the problem as opposed to potentially losing a great tenant. Just communicate with them and treat them as you would any other wonderful person.

    Stick to Your Guns

You can only be understanding to a point. Once it goes beyond that, you might find that you are dealing with a tenant who is looking for ways to skip out on rent or repairs. If you let someone pay rent late once, they are likely to want to do it again, and again, and again… Be firm with your policy regarding rent payment. In Ontario you want to sent the tenants an N4 late rent notice and you want to make sure you fill out this forms properly… so read the instructions carefully and double check everything. While there are situations where you can be flexible, simply not having rent isn’t an excuse. This can be one of the most difficult parts of being a landlord and why many investors hire a property manager to collect rent on their behalf.

    Document Everything

Any and all interactions should be recorded and saved. Write down conversation notes with a time and date, save all texts, emails and any written contact. Take pictures as needed. In situations where damage has occurred or repairs are required.

    Hire a Property Manager

As mentioned above, hiring a property manager can take the pain out of collecting rent. However, that is not all they do. A property manager will: screen prospective tenants, take care of maintenance, advertise your rentals, handle tenant issues and complaints and even deal with the eviction process on your behalf. If you are managing multiple units, hiring a property manager will save you a ton of time and headaches!

    Eviction Process

How to get rid of a bad tenant in the Toronto area?
How to get rid of a bad tenant in the Toronto area? You’ll want to know if they’re not paying rent!

Hopefully, you won’t ever have to deal with the eviction process as a landlord. It is a long and stressful process that varies province to province. First of all, you need to have a good reason to ask the tenant to move. They need to have broken the lease or be behind on rent. At NO point are you allowed to take matters into your own hands, even if they are causing property damage! You will need an order from the Landlord and Tenant Board (LTB) to remove the tenant’s belongings or change the locks. You will want the courts to see you have done everything right so that they will have no choice but to be on your side in the matter. You will need to provide a formal notice of eviction that includes the day they need to pay by and the amount owed if they want to stay. Use a courier or mail with tracking so you can prove it has been received. You will have to file with the LTB and go through a hearing if the tenant still refuses to move. It is at this point you will be glad you documented everything!

We’ll buy your house with your bad tenant in it

We’ve done it before and we’ll do it again. Sometimes you can jump through all the hoops trying to get an LTB eviction, but your tenant knows what to do to stick around. Let’s face it, if the tenant pays their rent up to date, then it’s going to be very difficult to evict. There have been situations were the landlord told us the tenant assaulted them verbally and physically, but in court it turns out to be a case of “he said, she said”. The Board will never be too eager to evict someone from their home. If the situation is more than than you can handle, then call us at (647) 848-7790. We can buy the house and take on the responsibility of your bad tenant.

Bad tenants are few and far between. With careful screening and an iron-clad lease, you can ensure a peaceful living environment for all of your tenants!

  • What Should I Budget for if I Sell My House on My Own in Toronto

What Should I Budget for if I Sell My House on My Own in TorontoYou’ve decided to sell your house on your own, and you realize there will be some costs involved. So, wisely, you’re now asking: “What should I budget for if I sell my house on my own in Toronto?”

    The answer may surprise you.

Although we’ve seen some price drops in some areas in recent months, it may also be the case that your home has appreciated considerably over the years. But before you count your profits, you’ll need to factor in these obvious and not-so-obvious costs of selling your house.

What Should I Budget for if I Sell My House on My Own in Toronto

    Commission Fees

Let’s get this one out of the way right off the bat. A lot of sellers think that in a hot market they can sell a house themselves and thus avoid the standard commission fees. But the truth is otherwise. Even if you sell your house on your own, you still have to pay the buyer’s agent’s brokerage fees which can cost you up to 3% of the selling price. Plus HST!

    Repairs

    Most buyers aren’t interested in a house that has problems – and most houses have some kind of issues. Most of the time, most sellers have to do some repairs before they put their house on the market. And if the maintenance has been allowed to lapse, these repair costs can be fairly substantial. A new roof, for example, can set you back by as much as $20,000+. Other areas may include;

    • Painting (interior & exterior)
    • Replacing old carpets with new carpet or hardwood floors
    • Professional cleaning
    • Disposal fees (renovation creates a lot of garbage) – you may even have to rent a disposal bin to get rid of all of the items you have collected over the years and you no longer want to keep.

    Landscaping

Curb appeal is of utmost importance: it’s what gets potential buyers to stop and then come in the door. And landscaping is the number-one improvement that most enhances curb appeal. The cost of a thorough, full-blown landscaping job performed by a professional landscaping service runs, on average, just a little over $3,000.

    Staging and Photography

Many people – when asking, “What should I budget for if I sell my house on my own in Toronto?”  – often neglect to factor in this expense. But if you don’t want your house to sit on the market for months on end, you probably shouldn’t neglect staging and professional photography.

Staging involves setting up and arranging your home so that it appears as appealing and inviting as possible and can cost 1% to 3% of your listing price. And then to display the staging in online listings, which is where a large percentage of buyers begin their search, you will likely need some professional photos, ranging in cost from $500 to $1,000.

Sell my house on my own
What should I budget for if I sell my house on my own in Toronto? Quite a lot, actually.

    Utilities

If you plan to move out of your current house into a new home and wondering “how to sell my house on my own”, you can’t just shut the utilities off in the home you vacate and intend to sell. Buyers absolutely do not want to walk through a cold (or sweltering) and dark house. (Also keep in mind that if you turn off the electricity and air conditioning during the summer, you run a high risk of developing a mold problem.) So, at the least, you will need to keep the electricity on and probably the gas as well in the wintertime. If the house is one you’ve been living in, then you already know what it will cost you to keep the utilities on.

    Legal Fees

Legal fees vary depending on the firm you choose and the cost of your home. It usually costs about $1000+.

    Mortgage Discharge

There may be penalties for selling your house before the mortgage matures. This can often be three months worth of mortgage payments plus $200 or $300 in fees. When interest rates are changing, some people have been caught off guard by mortgage penalties in the tens of thousands. So it’s wise to investigate your mortgage penalties when you sell.

So if you’re wondering, “What should I budget for if I sell my house on my own in Toronto?” you now know the answer is . . . quite a lot, actually.

But we can offer a fast, easy solution that may allow you to keep more of the sale price. Contact us by phone at (647) 848-7790 or fill out the form to discover more.
