  • 9 Benefits of Direct Sales and Cash Offers for Homes in Canada.

Selling a property is daunting, especially in the changing Canadian market. Traditional methods often involve a significant investment of time, effort, and money. If you’re looking for a faster and simpler way to sell your home, consider selling directly to professional buyers who provide cash offers for homes in Canada. This approach has numerous benefits that can make the process much more manageable and efficient. Here’s a look at why it’s a smart move.

    1. No Need for Repairs or Renovations

Preparing a house for sale often involves costly repairs and renovations to make it appealing to potential buyers. However, when you sell directly to companies like GTA House Buyers, you can sell your property as-is.

With an as-is sale, you don’t need to invest time and money to fix your home. Professional buyers are willing to purchase properties in any condition, saving you the hassle and expense of getting your house market-ready.

    2. Fast and Efficient Process

Traditional home sales can take weeks or even months to complete. The process involves listing the property, hosting open houses, negotiating offers, and waiting for buyer financing approval.

In contrast, selling your house directly to a professional buyer can be completed in a matter of days. After evaluating your property, the buyer can provide a fair cash offer, often within hours. Once you accept the offer, the transaction can be firmed up quickly, allowing you to move forward with your plans without delay.

    3. Save on Commissions

One of the most compelling reasons to sell your house directly is the elimination of real estate agent commissions. Typically, these fees are around 5% of the sale price, which can significantly reduce how much you put in your pocket. For example, on a $500,000 home, you could end up paying $35,000 in commissions plus tax on that commission.

By selling directly to professional buyers who give cash offers for homes, you can avoid these costs. Ultimately, that means you’ll save more time and money.

    4. Avoid Marketing and Advertising Costs

Marketing and advertising are essential when selling a home through traditional methods to attract potential buyers. This can include professional photography, online listings, and even staging services, all of which can be expensive.

By selling directly, you eliminate these costs entirely. Professional buyers who provide cash offers for homes in Canada take care of everything, from evaluating the property to making a competitive offer, without any additional marketing expenses on your part.

    5. No Showings or Open Houses

Open houses and showings are disruptive and time-consuming. You must keep your home spotless, make yourself scarce during showings, and accommodate potential buyers’ schedules. This can be particularly challenging if you have a busy lifestyle or a family.

Selling directly to professional buyers eliminates the need for showings and open houses. You won’t have to worry about preparing your home for visitors, allowing you to maintain your daily routine without interruption.

    6. No Need for Staging

Staging a home to make it more appealing to buyers is both time-consuming and costly. It involves rearranging furniture, adding decor, storing items that aren’t appealing to buyers, and sometimes even renting furniture to create a more attractive space. You’ll also likely get aggravated by trying to keep your house spotless and ready for showing over weeks and months.

Selling directly to a professional buyer eliminates the need for staging. You can sell your home in its current condition without worrying about how it looks to potential buyers.

    7. Eliminate Contingencies and Loan Approvals

Traditional home sales often come with contingencies that complicate the process. Buyers may require appraisals, financing approvals or insurance inspections, any of which can cause delays or even result in a failed sale.

These contingencies aren’t usually present when you sell directly to a professional buyer. Professional buyers offer cash for homes in Canada, meaning they do not rely on bank financing. Plus, they’re looking at the house as an investment and are often willing to handle any property issues on their own, potentially eliminating the need for specific inspections. This makes the transaction smoother and more certain, reducing the risk of unexpected complications.

    8. Receive a Competitive Offer

Professional buyers like GTA House Buyers provide competitive cash offers based on the market value of your property and the potential of your property. This can be especially beneficial if you need to sell your house quickly or want to avoid the uncertainties of the traditional market. Essentially, the competitive cash offer ensures that you receive a reasonable price for your home without the lengthy negotiation process typically associated with real estate transactions.

    9. Flexible Move-Out Dates

Professional buyers understand that moving is a complex process that takes time. Unlike traditional buyers who may need to move in immediately, professional buyers often offer flexible move-out dates. This allows you to find a new place to live and organize your move at your own pace. There’s no pressure to vacate the property quickly, giving you the flexibility to transition smoothly to your next home.

Cash Offers for Homes in Canada Will Simplify Your Home Sale!

Selling your house directly to a house buyers who provide cash offers for homes provides many advantages over traditional methods. You can save on commissions, avoid repairs and renovations, and enjoy a fast, efficient process. • How To Sell My House Fast In Toronto and GTA?

[See the video below of a house we bought fast and made the seller very happy.]

How to sell my house fast in the Toronto area?
How to sell my house fast in the Toronto area?

Real estate markets fluctuate — sometimes they are really hot and there are so many buyers that sellers will list a property and it gets snapped up the same day. Sometimes markets are kind of soft, which means a house might stay on a listing for weeks or even months without getting any offers!

Homeowners who are selling their homes in the second kind of market are often surprised and dismayed to discover just how long it can take.

That duration can be disruptive to your life, especially if you have to wait for the sale of your own home in order to buy another home or move to a different city.

Whether you’re choosing to sell your house yourself, or you’re using the services of a real estate agent, here are some tips to help you sell your house as quickly as possible.

Are you asking yourself “How to sell my house fast in the Toronto area?” Here’s how!

    Capture attention

Selling your house is a SALE. And in every sale, you need to start by capturing the attention of potential buyers. This means making your home stand out, or doing something that makes someone stop and look. Sometimes it’s a red-colored door in a neighborhood of bland doors. Maybe it’s a weird price that makes people look twice. Maybe it’s a funny title in a marketing brochure.

    Differentiate from the neighbors

To draw in a potential customer, you should try to make your home memorable. Consider putting colorful designs such as high grade windows, landscaping and even a new roof. These things will improve the look of your house and raise it’s value.

    Remove the clutter

It is crucial to eliminate all the clutter from the house before showing it off. This is because people need to picture themselves in that space. Therefore, you might want to get rid of some furniture to create a larger space, and also removing all your family photos and other personal belongings.

You can hire an expert to clean the clutter on your behalf.

    Sweeten the deal

You want to sell your home faster in Toronto ON? Then learn how to sweeten the deal. You can offer unique terms that will sweeten the pot. For instance, paying the closing costs for your customer. This will attract more attention from those who are hunting for the best house deals in the Toronto area.

    Market your house everywhere

As you promote your house, be sure to market it everywhere you can. Use social media, websites, blogs, video, and anything else you can think of to get the word out about your house. Even if your real estate agent is marketing the property, you should do your own marketing to promote the property too.

Here’s another way to sell your house fast that you might not know about…

  • Foreclosure Prevention Measures In Toronto and the rest of ON

Local ON homeowners who are facing a financial challenge may find themselves in foreclosure.

Foreclosure is called Power of Sale here in Ontario and when the mortgage loan doesn’t get paid back the bank begins the process to take control of the property to recoup its losses.

If you find yourself entering the foreclosure process, you might wonder if there is anything you can do about it.

In this blog post, you’ll read about a few foreclosure prevention measures in Toronto that you can take to keep your home from foreclosure.

Foreclosure prevention measures in Toronto ON

These foreclosure prevention measures might not all work in your situation but we’re telling you about them so you can make the decision for yourself:

    1. Pay off your mortgage. The quickest and easiest way to end the foreclosure process is to pay off your mortgage. After all, this is all the banks wanted in the first place so they would be happy to let you stay in your home and they get their money back. Admittedly, this is not always possible, which is perhaps the reason that you’re in foreclosure in the first place.

    2. Work out a deal with your bank. Sometimes you can work out a deal with your bank where you sit down with a mortgage or foreclosure specialist and talk to them about changing the structure of your mortgage. Perhaps your payments get spread out so they are lower each month, for example. Just make sure that the deal works for you — you don’t want to just repeat the process.

If you find yourself entering the foreclosure process, you might wonder if there is anything you can do about it.

    3. Do a short sale. A short sale is when you sell the property less than its’ value and use the proceeds of the sale to pay down or pay off your outstanding amount with the bank. Although this option may not seem like good financial decision, this keeps a foreclosure from impacting your credit score and it gets the bank off your back although the mortgage lender may encounter a loss. By avoiding foreclosure, they avoid all the headaches that come with it and can resell the house. Short sales don’t happen often in Canada, but they do happen. If your mortgage balance is close to the value of the house, then why wouldn’t the bank want to avoid all the lawyers fees, realtor fees property management fees that come with foreclosure.

    4. File for bankruptcy. In some ways, a bankruptcy is far more dramatic than a foreclosure because it impacts your whole life. However, once you file for bankruptcy, the foreclosure process has to stop so it’s still a foreclosure prevention measure. You need to balance the pros of eliminating debt with its’ consequences as not all debts can be eliminated, you may also lose assets and your credit score will be effected.

If you’re not sure which one to do, consider this: If you can afford payments and you want to stay in the house then a foreclosure workout arrangement (#2) is probably your best option.

If you want to put everything behind you and move on with your life then consider selling your home and paying off your mortgage with that money.

  • Why Is My House Not Selling In Toronto?

You’re asking yourself, “Why is my house not selling in Toronto ON?

And yet – the news says the real estate market is hot. The media is practically shouting about multiple offers, high demand, and record-setting prices.

    So where’s your contract?

These tips could be just what you need to help you sell your Toronto home.

Why is my house not selling in Toronto? – 5 Tips To Cure It

    house-not-selling-in-Toronto-area
Why is my house not selling in Toronto? 5 Tips to Cure it.

    1) Get good help.

Just like before, there are novice agents and investors rushing into the booming market trumpeting that they know what they’re doing.

But they don’t. They’re getting hit hard with the nuances of financing, deal structure, and evaluation. Seriously, chances are good that real estate is your biggest investment – don’t trust just anyone’s advice. If

you want great results, partner with the pros. Experienced pros should be able to answer your question “Why is my house not selling in Toronto?”.

    2) Don’t make too many improvements.

Too often we see over-improved properties – those where the owners have gone too far. Even with the best of intentions, exceptional craftsmanship and true artistic talent, it’s incredibly challenging to exceed what the market is paying. Putting too much money into upgrades can easily translate into lost money so keep your money for your next house. Plus, most buyers want to add their own custom touches. Get rid of all the clutter and think “neutral”.

    3) Do make necessary improvements.

Unfixed stuff scares buyers. Show that you’ve been a responsible property owner and get all the little details fixed. You definitely want buyers to be able to get a bank mortgage on the house. If your house doesn’t have flooring, is missing a kitchen, or has serious safety issues, then a bank won’t lend on it. You’ll miss out on many buyers if your house isn’t financable.

Don’t leave gaps in the trim or plates off of the switches. Get it inspected by a professional home inspector, and show off the healthy home report. This goes a long way towards establishing confidence that they’re making a good purchase.

    4) Style and design matters.

Some people who are asking the question “Why is my house not selling in Toronto” have been putting all their efforts into the inside of their homes and have forgotten about the outside. Curb appeal is as important as the inside – so don’t neglect one part of the property to improve the other. Give buyers a cohesive impression of great style. Paint the walls, update the landscaping, and most of all – keep it immaculately clean. Consider hiring a professional designer to help tastefully stage the property.

    5) Pricing matters a lot.

If you’re getting a lot of showings but not a lot of offers, you might not be too far off in price. If your best efforts to advertise your property aren’t making the phone ring, you’re probably overpriced. Ask a professional, “Why is my house not selling in Toronto?”. It may come down to price of your home.

  • How To Get Rid Of A Bad Tenant In Toronto

Owning a rental property is an excellent way to generate extra income for you and your family. However, if you are faced with bad tenants, your wonderful investment can quickly turn into a nightmare! In our latest post, we will provide you with our favorite tips for how to get rid of a bad tenant!

Do own a rental in Toronto or elsewhere in Ontario? Are you sick and tired of dealing with tenants who aren’t on time with rent or who are destructive to the property? If you have ever experienced a tenant like this, you’ll know it can quickly make you regret owning the rental in the first place! Usually, problems can be remedied on your own, without having to involve outside parties.

How to Get Rid Of A Bad Tenant In The Toronto Area

    Try To Be Understanding

While you should treat your investment(s) like a business, there is a time and place to be human. Sometimes good people find themselves in a tough situation. If an otherwise wonderful, long-term tenant is late on rent, you don’t necessarily have to evoke the highest penalty outlined in the lease. If you have an excellent renter with only one minor infraction, it is best to overlook the problem as opposed to potentially losing a great tenant. Just communicate with them and treat them as you would any other wonderful person.

    Stick to Your Guns

You can only be understanding to a point. Once it goes beyond that, you might find that you are dealing with a tenant who is looking for ways to skip out on rent or repairs. If you let someone pay rent late once, they are likely to want to do it again, and again, and again… Be firm with your policy regarding rent payment. In Ontario you want to sent the tenants an N4 late rent notice and you want to make sure you fill out this forms properly… so read the instructions carefully and double check everything. While there are situations where you can be flexible, simply not having rent isn’t an excuse. This can be one of the most difficult parts of being a landlord and why many investors hire a property manager to collect rent on their behalf.

    Document Everything

Any and all interactions should be recorded and saved. Write down conversation notes with a time and date, save all texts, emails and any written contact. Take pictures as needed. In situations where damage has occurred or repairs are required.

    Hire a Property Manager

As mentioned above, hiring a property manager can take the pain out of collecting rent. However, that is not all they do. A property manager will: screen prospective tenants, take care of maintenance, advertise your rentals, handle tenant issues and complaints and even deal with the eviction process on your behalf. If you are managing multiple units, hiring a property manager will save you a ton of time and headaches!

    Eviction Process

How to get rid of a bad tenant in the Toronto area?
How to get rid of a bad tenant in the Toronto area? You’ll want to know if they’re not paying rent!

Hopefully, you won’t ever have to deal with the eviction process as a landlord. It is a long and stressful process that varies province to province. First of all, you need to have a good reason to ask the tenant to move. They need to have broken the lease or be behind on rent. At NO point are you allowed to take matters into your own hands, even if they are causing property damage! You will need an order from the Landlord and Tenant Board (LTB) to remove the tenant’s belongings or change the locks. You will want the courts to see you have done everything right so that they will have no choice but to be on your side in the matter. You will need to provide a formal notice of eviction that includes the day they need to pay by and the amount owed if they want to stay. Use a courier or mail with tracking so you can prove it has been received. You will have to file with the LTB and go through a hearing if the tenant still refuses to move. It is at this point you will be glad you documented everything!

We’ll buy your house with your bad tenant in it

We’ve done it before and we’ll do it again. Sometimes you can jump through all the hoops trying to get an LTB eviction, but your tenant knows what to do to stick around. Let’s face it, if the tenant pays their rent up to date, then it’s going to be very difficult to evict. There have been situations were the landlord told us the tenant assaulted them verbally and physically, but in court it turns out to be a case of “he said, she said”. The Board will never be too eager to evict someone from their home. If the situation is more than than you can handle, then call us at (647) 848-7790. We can buy the house and take on the responsibility of your bad tenant.

Bad tenants are few and far between. With careful screening and an iron-clad lease, you can ensure a peaceful living environment for all of your tenants!

  • How To Sell My House Without A Realtor in Toronto?

If you’re looking to sell your house or investment property in the Toronto area without using a realtor, we can help.

Although we do cooperate with brokers, sometimes it’s best to avoid paying someone to be in the middle.

After all, paying 5-6% of the sale of a property in a commission is a lot of money. In certain situations, Ontario brokers and real estate agents can be very useful and earn their commission. But not always.

How To Sell My House Without A Realtor in Toronto?

There are a few ways to avoid paying high commissions in your ON sale.

First, there’s a tricky custom that you’ve gotta know about.

In most sales in Toronto, roughly half of the commission you pay as the seller goes to pay for the buyer’s broker.

    Doesn’t make much sense, right?

Why should you pay for the agent on the other side of the table?

Truthfully, it defies logic – it’s just what’s typically done.

You can use that to your advantage in a few ways.

First, factor in the commissions paid when you’re looking at the comparable sales. If the properties similar to yours sold for prices that included commissions, take that into account.

Don’t underprice your property – be aware that a savvy buyer may expect to take a discount too. If you’re doing the work of one agent, you can expect to save that money.

Sometimes in Toronto, buyers who aren’t represented by an agent won’t remember to negotiate the buyer’s side commission out of the price for themselves, so don’t remind them if you don’t want to pay them. Just don’t be surprised if it comes up during the negotiation.

You may want to consider offering 2.5% to buyer’s agents who will bring their clients to show your property. Sure, it’s a lot of money. If you’re pricing your property including that commission, you can always negotiate a better deal for a purchaser who comes without an agent.

On the other hand, if you don’t leave room for the buyer’s agent’s commission, you’ll be excluding most of the buyers in the market in Toronto.

Over 90% of transactions happen through the MLS – that’s the Multiple Listing Service. It’s the main database that all the brokers in Toronto use to access information for their clients on the houses, condos, land and investment properties for sale, along with data on the sold prices.

Once upon a time, you had to pay a full commission to get your property on the MLS. Now in Toronto, there are a few brokers who will charge you a fee just to list your property on the MLS. Often, you spend some hundreds of dollars and you only pay a commission if the sale closes.

Compared to the cost of a newspaper ad, the MLS is a cheap way to market your property to a very wide audience.

All the major real estate search sites like Realtor.ca, Zoocasa, Remax, etc. get data from the MLS. Chances are good that when you submit your listing in Toronto to the MLS, information on your property will end up on most of the major sites within a few days.

Each of those sites sells ads. They’ve got packages that let you pay to enhance your listing, feature it at the top of the search, and a lot of other bells and whistles that might or might not get an interested buyer to buy your property.

Advertising is a gamble. Sometimes open houses in Toronto ON can be a great way to sell a property, and sometimes they’re a waste of time. Same with newspaper ads, craigslist postings, fancy signs – sometimes they work, and sometimes they don’t.

To effectively sell your property on your own, you have to market it well.

How To Sell My House Without A Realtor?
How To Sell My House Without A Realtor?

Putting up fliers and signs around your neighborhood can generate some calls, and there’s a lot of free websites where you can post information. But often just putting up flyers and an open house isn’t enough if your house doesn’t appeal to the average home buyer.

In theory, real estate agents charge big commissions because they have to spend a lot of money up front to advertise your property. By advertising lots of properties at once, they expect to get more phone calls – and obviously, they’ll make good profits by selling lots of houses.

Certain properties might require thousands of dollars in advertising expenses before the right buyer happens to see the ad and call.

If you want to avoid paying any commissions, you can also sell your house to investors like us for CASH

We pay fair prices for properties – and we can close fast (in as little as 5 days if you need to).

Sometimes we’ll purchase Toronto area houses, fix them up, then rent them out… sometimes we’ll fix them up and sell them to other people looking for great homes in the area, and a lot of other reasons, too – but we love to hear from people like you who are thinking of selling anywhere in Ontario.

  • How To Stop The Bank From Taking Your Home In The Toronto Area

    Stop The Bank From Foreclosing

People fall behind on their mortgages every day. In our latest post, we can help you learn how to stop the bank from taking your home in the Greater Toronto Area!

Foreclosure and Power of Sale can be a difficult and frustrating process. Not only will you lose your house, but you will also lose your pride. It can be difficult for anyone to handle. But what you need to know is that it happens to people all the time. You are not the first person going through it, and you certainly won’t be the last. The good news is, that if you are still in possession of your house, there are some things you can do to stop the banks. But first…

    Why Do Banks Foreclose?

Banks foreclose after multiple missed payments. This can happen to the very best people and for all sorts of reasons. Divorce, job loss, the death of a loved one, family addition, and sudden illness are all common causes of missed payments. The last thing people need in any of these situations is to lose their house on top of everything else they are going through. If you are not able to repay the bank what you own, the bank will get Power of Sale on the property and resell it on the open market in an effort to recoup their money. But it may be in your power to stop the bank from taking your home, so look into the options.

What You Can Do To Stop It

    Find A Buyer… Quickly

When you sell your house, the foreclosure process will stop in its tracks. You can try to find a buyer who can close quickly on your own, or you can call GTA House Buyers, who will always pay you a fair and honest price for your Toronto house. If you sell on your own, to a buyer using financing, the sale could end up taking weeks or months to be finalized, and by then, the bank may have already foreclosed. With a direct sale to GTA House Buyers, you will typically be able to sell your house in only a few short days.

    Short Sale

Although not very common in the Toronto area, if you own more than the house is worth, this could be a good solution for you. A short sale happens when a homeowner and the bank agree to sell the house for less than what is owed. The bank will agree to this if the home has dropped in value and the homeowners aren’t able to make the payments. The bank would rather recoup the majority of what is owed instead of going through the long and lengthy foreclosure process. A short sale will look much better on your credit than a foreclosure will.

    Work Out A Deal

How to stop the bank from taking your home in the Toronto Area?

When you first realize you are having difficulties making your mortgage payment, give the bank a call first. They would rather work with you then deal with missed payments and foreclosure. Look into loan modification or changing the terms of your loan. You might be able to refinance and lower your payments. If you have missed a few payments, try to set up a payment plan to get back on track. Some lenders will agree to forbearance, forgiving the missed payment and adding it on to the end of your loan term. Before you do anything drastic, talk to the bank first. They are used to dealing with these situations and will likely have a solution to help you.

    File For Bankruptcy

If you file for bankruptcy, the lenders cannot attempt to collect payment until the court allows it. Make sure you choose the right type for your needs, there is the consumer proposal option too. Filing for bankruptcy can have adverse effects on you and your credit for years to come.

  • 4 Tips When You Need to Relocate And Can’t Sell Your House in Toronto

Selling Your House When You Need to Relocate in Toronto

It’s not always easy to know how to be successful with a real estate sale, especially when you’re selling your house when you need to relocate in the Toronto area quickly. But there are some tips and suggestions that you can follow when selling your Toronto area house that will lead to a successful sale.

In this post, we will offer some suggestions for putting your house on the market, finding a buyer fast that will be interested in your home, and closing the deal as fast as possible.

4 Tips For When You Need to Relocate And Can’t Sell Your House in Toronto

    1. Beautify Your Home

First, make your house as beautiful and presentable as it can possibly be. When it looks attractive and beautiful to your potential buyers, you won’t have to work as hard at convincing them that it is a great home. When selling your house to buyers, be proud of your house and explain to the buyer why you need to sell quickly. Then they won’t think it is some other nefarious reason. Tell them that due to a job or relationship change, you need to move fast and therefore, you cannot afford to wait to sell.

Creating a sense of urgency for your house may make them more eager to purchase, as long as they know that you are being honest with them about the house.

    2. Offer to help with some of the expenses

Think like the buyer and consider all of the costs they will have to deal with when purchasing your home. Expenses such as property taxes, clean-up costs, or moving expenses, to name a few. When you consider the other expenses outside of the price the buyer will pay for your house, you may be able to strike a deal faster with a buyer.

    3. Lower the price

Do you need to relocate and can't sell your house in the Toronto area?
Do you need to relocate and can’t sell your house in the Toronto area?

When trying to find a buyer in Toronto, compare your home to those in your local real estate market and lower the price to be more competitive. When you don’t ask for too much, you will increase your chances of closing a deal much faster than if you asked for what you would want for your house ideally.

Remember that, if you’re needing to move fast, you cannot afford to sit and wait for your house to sell. Some homes stay on the market for years. If you have a new location that you must move to quick, you’ll have to settle for a little less return on your investment than if you had all the time in the world.

    4. Get to know your buyer

Much of the real estate sales experience has to know with getting to know your buyer. The more you can connect to the buyer, the more likely it is that they will do business with you. In this way, the real estate business is no different than any other business. People are more likely to deal with people they like and whom they trust.

Build credibility with your potential buyer and offer to do something for them that they cannot do for themselves; such as offering them a discount if they purchase within 30 days or offering to have someone babysit their kids while they view the house.

  • Selling a House During Divorce in Toronto

If you’re going through a difficult divorce and trying to figure out what to do about your unwanted real estate, then keep reading this blog post to give you our best suggestions about selling a house during divorce in Toronto

Divorce can be challenging and emotional. Yet, in the midst of the difficult situation, you might be like other divorcing couples who own a house and are trying to figure out how to go about selling your house while divorcing in Toronto. You’re probably wondering if you should sell your house before or after divorce. Here are our best strategies and ideas to help you navigate the real estate portion of your divorce as carefully and efficiently as possible.

Houses In Divorce Can Be Complicated

Selling a House During Divorce Toronto
Do you have questions about selling a house during divorce in the Greater Toronto area?

During a divorce, the two parties seek to split their assets in half. For some assets are liquid (such as money), it’s very easy to do. For other assets, including real estate, it’s much harder to do because how do you split a house in half? It’s one asset that derives its value from being whole, and it’s usually a structure built on a plot of land, so it’s not going anywhere.

Since cutting the house down the middle isn’t an option, should one party get it or the other? And maybe in some divorces, one party might be invited to take the house only if they can pay for it (which is a massive expense at a time when people rarely want to incur such expenses).

One party may decide to stay in the house, but be very careful when making this decision. Consider if the house is just too big for one party and if it’s too much to maintain. We’ve seen many people make the wrong decision and stay in a house that was too much to maintain and too expensive for just one person. The values of houses become lower if they’re not maintained properly and you may soon be taken over by your debts if you can’t afford your house. Please be careful with your decision to stay in a house after a divorce.

Here’s How To Split The Real Estate Asset

The best way to split the real estate asset is to sell it:

The property itself might have some expenses incurred during the sales process, or there might be outstanding bills, or there might still be a partial outstanding mortgage on the property. So the two divorcing parties should probably just sell the property and direct their lawyers to apply the money earned from the equity to any outstanding debts.

The remaining amount can then be split between each party, with each party getting an agreed-upon percentage (such as 50/50).

But this begs the question — how do you sell the property?

The Fastest Way of Selling a House During Divorce

When it comes time to sell, most people think of selling through a real estate agent. Unfortunately there’s a few problems with this:

    • the agent will make the owners pay out-of-pocket to fix up the property first — but who pays for that?
    • the agent will then list the house, which can take 3-6 months to sell (sometimes longer) — can either party wait that long?
    • the agent will then involve both parties in the negotiation with the buyer and there is A LOT of paperwork to shuffle back and forth

This is a costly and time-consuming way to sell, and it can actually make the divorce proceedings so much worse.

Fortunately, there’s another way to sell and that’s to sell your house to a real estate buying firm (which is what we do here at GTA House Buyers). The real estate buying firm will buy your house quickly, for cash, in as-is condition (and as a bonus, there are never any commissions or fees to pay). You don’t have to clean up or fix up the property and the sale can be completed in days, not months, with very little paperwork.

If you’re going through divorce and want to just be done with it and move on with your life, just reach out to us and tell us about the house you want to sell. We specialize in buying  houses during divorce and we can help you expedite your divorce by buying this house from you.

  • How To Sell Your House In 5 Days In Toronto?

Cash For Houses – How To Sell Your House Fast For Cash In TorontoIt happens for all kinds of reasons: job layoff or relocation, or you are far down the power of sale process and the bank is about to take possession of your house. Whatever the reason, you are now in the position of needing to sell your house fast in Toronto.

You need, then, to find house buyers who have cash to buy your house (not just tire kickers), get them in the door, and then close the deal. Understanding the process and knowing how to get your house sale done will help you.

How To Sell Your House in 5 Days in Toronto

    Title

    how-to-sell-your-house-in-5-days-Toronto
How To Sell Your House In 5 Days In The Toronto Area?

Generally, after locating a solid possibility, people buying a house for cash will want to make sure some kind of purchase-and-sale agreement has been drawn up. Next, they are likely to conduct a title search to make sure the title is clear, with no liens or other encumbrances. If you want to sell in 5 days then there can’t be too many complications with title. If there is a 2nd mortgage with a private lender or if there are liens, then it may take some days just to contact the lender or lien holder and get a response from them. But if there is no mortgage on title or just one mortgage lender, then the purchase and sale can happen very fast.

    Offer

If all these things are in order, the cash buyer will make an offer. A buyer offering cash will feel they have more bargaining power because the sale doesn’t depend on a third-party loan and the inevitable wait. You can always make a counter-offer if the first offer doesn’t suit you.

    Inspection/Appraisal

If an offer is accepted, the person buying a house from you will then want an inspection and possibly an appraisal done to make sure there are no huge problems and that they are getting their money’s worth. This needs to happen in a day or two to keep on schedule for 5 days.

    Close

Since this is a cash deal, you and the buyer can set the closing date for a time convenient for both of you, usually much sooner with a cash deal. You simply show up at your lawyers office with pen and your lawyer will cut you a check on the closing day.

Here are some steps you need take before attempting to sell your house in 5 days.

    Price

Pricing your house right is probably the best step you can take toward making a fast sale for cash because it’s what gets people to consider your house in the first place. If your price is too high then it may sit unsold for a long period. It pays, then, to check out comparable house values in the area and price accordingly.

    As-Is Condition

If you need to sell your house in 5 days, then let’s face it, the presentation of your house probably isn’t your number one priority. That being said, the better your house looks and the better its been maintained, then the higher the price you will get. Cleaning goes a long way to fetch a higher sale price. But repairs, maintenance and cleaning probably aren’t your priorities if you’re on a 5 day schedule.

    Deal Sweeteners

It always pays to sweeten the deal to make it more attractive for buyers. The tried-and-true principle of reciprocity tells us that people are willing to give more (sale price) if they feel they are getting something in return (the deal sweeteners). For example, you could offer to throw in the lawn mower or the snow blower.

If you need to sell your house in 5 days and are looking for someone to buy your house, these tips and steps will help you close a cash deal. But there’s even more you can do to get a better cash offer and expedite the sale.

  • Selling A House Privately In Ontario

We live in a world where everyone does everything without expensive expert service providers. People trade stocks without a stockbroker. People create wills and trusts without attorneys. Many even remodel homes without contractors. As independent as everyone is, why wouldn’t you want to look at the benefits of selling a house privately in Ontario?

    Saving Money

    Selling-A-House-Privately-In-Ontario
Are You Considering Selling A House Privately In Ontario?

Agents cost money. It’s that simple. In many cases, it’s a lot of money. A real estate transaction can cost six percent of the final property sales cost. If a property sale price is $500,000, this can cost sellers $30,000. This amount is split between both the buyer’s and seller’s agent.

This is a considerable amount that is taken from the final sale price. If a seller still has high mortgage balances that need to be paid off, eliminating commission costs is a huge advantage. Keep in mind, just because you don’t have an agent as a seller doesn’t mean you can preclude the buyer from having an agent.

Most sellers end up paying between two to three percent to the buyer’s agent in self-represented sales. However, if you are new to real estate sales, the buyer’s agent might try to negotiate a bigger commission because he will most likely be doing work on both ends of the transaction to make up for your lack of experience and understanding.

    Qualified Negotiator

Even though you can’t force the buyer to not have an agent, it doesn’t become negotiating power to say you are more flexible in the price if there is no outside representation. Buyers might feel they are able to negotiate a better price without an agent because they know the amount of savings in the transaction.

Beyond negotiating the sale price, sellers might feel they are more qualified to sell and negotiate the transaction than an agent. Sellers well versed in real estate transactions might be comfortable walking through the process and negotiating items at different points in the process. When a seller is comfortable dealing with a buyer or buyer’s agent, he can save at least two to three percent of the commissions by representing himself.

It is also possible that the transaction is very straightforward. Perhaps it is a new construction or being sold as is and the seller isn’t willing to negotiate on anything. Buyers can come in and make an offer without expectation for repairs or credits. Sellers set with their price and able to provide all disclosures and documents properly might not see a need for agent representation.

    Keeping Things Personal

There are times when a transaction is among well-known parties. Well-known could be family members, close friends or even business partners. In cases like this where everyone is clear who the parties are and what to expect in the sale, there may not be a need to bring on an agent. Of course, there needs to be a lot of trust among all parties in this type of transaction scenario.

Even when parties to a sale know each other, legal sale requirements must be followed. Adhere to all Ontario codes for disclosures and timelines. The last thing you want as a seller representing himself is to find yourself in a legal battle down the road for a property you thought you no longer had any ties to. Follow the rules to avoid legal ramifications and penalties.

  • 3 House Selling Tips In Toronto

Selling your Toronto ON home is never a simple process. But it can be especially difficult if you have to sell your Toronto house fast. In this article, we will take a look at a few house selling tips in Toronto that will allow you to get a fast sale.

House Selling Tip #1: Increase The Odds

house selling tips Greater Toronto Area
If you don’t have time to clean the inside of your home yourself, spend a few bucks and have a local cleaning service do it for you.

The first thing you should do to improve your chances of selling your house fast is to “stage” your home. This is when you make your house look as attractive as possible to potential buyers. The cost may vary depending on the size and location of your house and you’ll need to invest about 1- 3% of the value of your house.

Consider the “curb appeal” of your home by putting yourself in the shoes of your prospective buyers. What do they see when they pull up in front of your house? Consider what type of relatively inexpensive, fast improvements you can make – such as landscaping or neatening up your front lawn – that will make your house more desirable. Buyers typically judge the house as they are walking up to your house.

If you don’t have time to clean the inside of your home yourself, spend a few bucks and have a local Toronto cleaning service do it for you. Then, once it’s cleaned, keep as many areas as possible off limits so that it stays neat and tidy. You may want to eat out until your home is sold!

If you don’t have time to do home staging yourself, there are plenty of local home staging companies out there… just head to Google and type “Toronto home staging companies”.

    House Selling Tip #2: Upgrade

Ready for more house selling tips? Obviously, if you are going to be moving out of your home you don’t want to invest a lot of money in major improvements, such as a kitchen or bathroom remodel. But there are some more affordable upgrades you can make that will increase the value of your home and make it more attractive to buyers.

For example, if you currently have an old washer and dryer, replacing these with brand-new machines will only cost you a few hundred dollars but will substantially increase your home’s potential resale value. Plus, you can usually recover the cost of these types of upgrades –with interest – when you sell your home.

It’s not always possible to make the repairs and upgrades that are needed, however. If the work is more expensive than you can afford, feel free to call us at (647) 848-7790 to get a fast-fair offer on your house, as-is.

Here at GTA House Buyers we buy local Toronto houses and houses all around ON in any condition. So give us a try! Call us today and we’ll make you a fast-fair cash offer and we’ll do all of the work!

House Selling Tip #3: Don’t Distract

When potential buyers look at your home, they want to see it as their new place, not your existing one.

Help build this illusion by removing everything that personalizes your home, such as family pictures, personalized art, and any type of clutter.

It may be worthwhile to rent a storage unit for the time you are selling your home and move as much of your stuff as possible there to keep it out of the way.

The more open space you can create, the bigger your rooms will look.

For local storage units just head to Google and search for “Toronto self storage units” and you’ll find a whole bunch of them!

  • Who Are The Real Estate Agents That Will Buy Your Home In The Toronto Area?

Home ownership just isn’t what it was in the 1950’s.

In the past, people would buy a home and live there for the rest of their lives, often passing it on to their family. Things have changed. Many first-time homebuyers are going into it with the attitude that they’ll sell when it’s time for a change. If you’re looking to sell your house, you could be frustrated.

Despite the market trends in Toronto slowly shifting, it’s still very much a buyer’s market. With so much property available, you could find yourself waiting months or longer to get a fair price on your home.

So You Want Real Estate Agents That Will Buy Your Home?

Also ask yourself, do you want a professional real estate investor who will buy your home now? Or do you want a real estate agent who will attempt to sell your house for a couple months but also give you a guarantee that they’ll buy your house if they can’t sell it?

We find that most homeowners just want a real estate investor like GTA House Buyers to buy your house from you.

These independent investors typically purchase homes, repair them, and then use them to generate income; either as rental units or sell them for a profit. The Greater Toronto Area has numerous reputable and trusted real estate investors who will help you sell your home quickly.

Selling your house to an investor is relatively simple.

You provide him or her with information about your home and personal situation.

The investor will then inspect the home and determine a fair value, taking into account necessary repairs, and make an offer. If the offer works for you, you’ll close, and receive the payment for your house in cash… usually within a week if you want to close that fast. Or you can close on the date of your choice months from now.

How Fast Can You Sell Your House To A Local Investor?

real estate agents that will buy your home vs investor
Do you want real estate agents that will buy your home? Or a professional real estate investor?

This process is extremely quick compared to more traditional methods, often taking just 5-10 days.

If you need to sell your Toronto Ontario home very quickly, with little hassle, selling to a Toronto real estate investor is a great option.

When you work with a real estate investor… there usually aren’t any fees involved, as you don’t have to worry about paying an agent commission, and most often, the investor will cover the closing costs.

While real estate investors are often looking to purchase homes at a discount, allowing them to fix up the house if it needs repairs… then sell the home to another home owner.

The Hidden Costs Of Waiting To Sell Your Toronto House

Many people don’t consider the hidden costs of holding on to a property.

Extra months of mortgage payments, utilities, maintenance costs, and other fees could quickly add up. By selling at a slight discount, you could potentially end up with a larger sum in the long run.

By selling your home to a real estate investor, you’re saving yourself possible months of headache, and you can quickly move on to your new home. You’ll avoid expensive fees, closing costs, and investors will purchase your home as-is, assuming the costs of repairs that you’d have to pay if you were selling via more traditional means. Maybe you do want a real estate agent who will put your house on the market first, but many homeowners prefer to sell privately and discretely and avoid the public hassle. A local reputable investor is probably the answer you’re looking for.
